Hingham Resident and Investor Hopes to Bring Upscale Restaurant and Bar Scene to Downtown Hingham Spring 2027

Local real estate investor, attorney, and Hingham resident, Jeff Greenman, has acquired the 3,000 square foot commercial property of 44 North Street and has plans to transform it into a mixed-use development in the heart of downtown.

The upstairs will be converted from a residential space to offices for his real estate investment development company, Greenman Industries, as well as a few small offices with shared communal space for rent. Greenman initially planned to keep the downstairs space retail, but his wife, Heather, and realtor and friend, Lauren Mahoney, convinced him to think bigger. “What about a restaurant? Would you be up for that?” Greenman recalls his wife suggesting.

As a lover of the downtown Hingham restaurant scene, Greenman was intrigued. While he owns properties nationally that are leased as restaurants, this project is much more personal for him. “I’ve never been this excited about any real estate purchase!” Greenman says. When he hinted at the restaurant idea on an Instagram post, the comments section quickly blew up with excitement and suggestions for what Hingham needs in town. “Everybody, everybody in town reached out to me, texted me, do you know so and so who runs this restaurant? I had many conversations with people suggesting cuisines and sending me design ideas and links to restaurants they love. It was really neat seeing how excited everyone in town was.” Talks began with local restauranteurs, some he reached out to, others who contacted him.

While he can’t yet reveal full plans for the restaurant, he hints at what we might expect, perhaps upscale American. “You can’t please everyone, but having a high end yet still family friendly restaurant with an awesome bar setup seems like it would make a lot of people happy.”

The hope is to open up and expand the back of the space to have indoor and outdoor dining, and Greenman envisions the space at street level in the front of the building as private dining rooms and private event spaces.

While plans are in the works, Greenman acknowledges the hurdles yet to come as he begins the permitting process. “The town of Hingham has high standards, and we want to reach them. We want the town and everyone in town to be happy, as much as we can.” Greenman looks forward to working closely with the Hingham Historical Commission and Town of Hingham to address any concerns and find a way to maintain the historical space while adding to the vibrant downtown scene.

He has begun the process of appearing before the town’s planning and historical committees and has retained EMBR Architects, Morse Engineering, HM Law, and Roberts Design and Construction to move the project forward. He hopes to complete the permitting process and begin construction in the fall of 2026, with a targeted opening in late spring or early summer of 2027.

Greenman, originally from the West Coast, has lived in Crow Point for 7 years with his wife, Heather, and three children ages 12, 9, and 4. He and his wife are members of the Historical Society, active with Su Escuela and Foster School, and can be found on the sidelines coaching a multitude of sports.
